Buying in Dubai

The Costs and the Paperwork, Stated Transparently.

4%
Dubai Land Department transfer fee on the purchase price, paid once, at booking.
SPA
The Sales and Purchase Agreement, signed at booking. It sets the price, the payment plan and the specification, and it is the contract your Oqood registration is made against.
Escrow
Off-plan payments sit in a RERA-regulated project account, released against verified construction progress, not on request.
Oqood
Registered with the Dubai Land Department on booking completion by paying the down payment and signing the SPA — with your ownership documents accessible online, so your interest is on the record from the start, not at handover.
Golden Visa
AED 2 million, off-plan included. The registered price counts, not the amount paid, so you can apply with 20% paid once the purchase is registered. The old 50% rule has gone.

Questions

Asked Often Enough.

What happens to my money if construction stops?

It sits in the RERA-regulated escrow account for the project. Escrow exists precisely so that funds are not the developer's to spend ahead of the work; releases are tied to verified progress.

Can I get a Golden Visa on an off-plan purchase?

Yes, at AED 2 million or more. The full registered price counts rather than the amount paid, so you can apply with 20% paid once the purchase is registered with the Dubai Land Department. The old requirement to have paid 50% first no longer applies.

What do I pay beyond the purchase price?

The 4% Dubai Land Department transfer fee is the main one. There is no annual property tax and no capital gains tax on residential property.
