Come in off Al Khail Road and the straight lines stop. Jumeirah Village Circle is laid out as a ring of curved streets cut into numbered districts, with an address system that reads cleanly on a map and confuses almost everyone behind a wheel. Apartment blocks stand along the outer edges. Villas and townhouses sit in the middle. Between them are parks, small mosques, low boundary walls and a great deal of parked car.

It is dense and it is still being finished. Towers handed over years ago stand next to hoardings and tower cranes. Ground floors are shops: a laundry, a pharmacy, a barber, a supermarket, four cafés on one block. Circle Mall sits near the centre. School traffic backs up at eight in the morning and the same streets are quiet by ten. It is a district people live in rather than visit, and that is most of what the place is.

How It Came to Be

Nakheel drew the master plan and launched Jumeirah Village as two adjoining communities, the Circle and the Triangle. The launch came in the years before the 2008 crash. We are not going to put a founding year on this page: the dates in circulation for announcement, plot release and first construction do not agree with one another, and we have no way to check which of them is the real one.

What happened next is clearer. The crash stopped it. Plots that had already been sold sat as sand and rebar for years, with roads laid out to nothing and a scattering of finished villas standing alone. Project restarted through the 2010s, and it restarted one plot at a time: many separate developers, each on a small parcel, each working to their own schedule.

That history explains the way the district looks. There was never a single phased build-out by one hand. Every plot was its own decision, which is where the variety comes from and where the unevenness comes from too.

The District Today

The outer rings carry the apartment buildings, mostly mid-rise, with a growing number of taller towers. The interior is villas and townhouses on quiet residential streets. Green space is spread through the plan, roughly a park to a district, with the community park near the middle, so most blocks are a short walk from grass.

Retail sits at street level under the residential blocks, which covers the daily list — groceries, pharmacies, laundries, clinics, gyms, a long run of restaurants — without leaving the community. Circle Mall covers what the street level does not.

The unfinished part is not a footnote. Construction is active across the district and will be for years yet. That means dust, noise, closed lanes and diverted traffic on some streets. It also means the view from a given apartment can change when the plot opposite is built out. Parking is tight around the older blocks. Anyone weighing up JVC should walk the specific street, not the community.

Getting Around

JVC sits between two of Dubai's main inland arteries. Al Khail Road (E44) runs along one flank, Sheikh Mohammed Bin Zayed Road (E311) along the other, and Hessa Street (D61) crosses the northern end. From those three you reach most of the working city without going near Sheikh Zayed Road: Business Bay and Downtown up Al Khail, Dubai Marina and Jumeirah Lakes Towers to the west, Al Barsha South, Dubai Science Park and Arjan to the north, Dubai Sports City and Motor City to the south. Jumeirah Village Triangle is the neighbour across the boundary.

Mall of the Emirates is a short drive. Dubai Miracle Garden and the Butterfly Garden are up by Arjan. The Autodrome is south in Motor City. Schools and nurseries operate inside the community and in the districts either side of it.

JVC is not on the metro network. The nearest Red Line stations are out on Sheikh Zayed Road, which means a car, a taxi or an RTA feeder bus to reach a platform. Internal streets are walkable between November and March and much less so in July. Plan on driving.

What We Are Building Here

Floareá Skies is our project in JVC. 192 homes above a ground floor with retail, four podium levels and nineteen residential floors. Studios, one-bedroom apartments, one-bedrooms with a study and two-bedrooms with a study, ranging from 389 to 1,182 sq ft. The plot is 20,441 sq ft and the built-up area is 289,704 sq ft, which tells you exactly what kind of project this is: a tower on a tight site, with the garden on the roof because the ground has no room for one.

It launched in Q2 2025. Twelve amenities are specified, among them a rooftop pool, a children's organic pool, a Japanese garden with mini golf and a floating meditation deck. Payment runs 30 / 70, standard or on a 1% monthly variant, with a 30 / 35 / 35 post-handover option. Units remain available.

Nothing is standing yet. Every image of Skies on this site is a computer render and will stay one until there is a project to photograph. The only Mashriq Elite project you can walk into is Floareá Residence in Arjan, 206 homes, handed over and occupied.
