The Golden Visa
Property worth AED 2 million or more can support a ten-year, renewable Golden Visa.
Off-plan property now qualifies, and what counts is the full price registered with the Dubai Land Department, not the amount paid. A buyer who has paid 20% can apply once the purchase is registered; the old requirement to have paid 50% first has gone.
One figure carries the weight: the price the Dubai Land Department registers. It is not the brochure price, and it is not ours to declare.
The threshold is a fact, and it changes decisions — but it is not a return. Buying at two million to secure residency is a real reason to buy, and it has nothing to do with yield. Weigh it on its own terms: the price of a residency route, against what your alternative arrangement costs you in fees, renewals and dependence on an employer.
The costs beside the purchase are short: the 4% Dubai Land Department transfer fee at registration, then no annual property tax and no capital gains tax on residential property in Dubai.
Whether a particular home crosses AED 2 million is a per-unit question: prices are given on request, in writing, and larger unit types price differently from small ones.
What we contribute to an application is concrete: the purchase paperwork the process expects — a registered sale, escrow receipts, Oqood registration — and the developer's no-objection letter. The valuation and the decision belong to the authorities.
Before you decide
