How to Identify a Trusted Developer in Dubai

Five questions with checkable answers. Any developer can call itself trusted; only some can be tested.

Published 18 August 2026

Every developer in this market describes itself as trusted, reliable and proven. The words cost nothing, so they tell you nothing. What follows is five questions whose answers can be checked by you, in an afternoon, without taking anyone's word for it — including ours.

1. What Have You Handed Over, and When Did You Say You Would?

This is the only question that separates a developer from a brochure. Ask for the completed projects by name, the quarter each was promised for, and the date keys were actually given. A developer that tracks this will answer in a sentence. A developer that does not will change the subject to its pipeline.

Our answer: Floareá Residence in Arjan, launched September 2023, 206 homes, handed over and occupied. That is one project. Five more are under construction and none of them has been delivered yet, which is a fact we publish on the delivery ledger rather than leaving you to work out.

2. Can I Walk Into Something You Have Delivered?

Renders are drawn before anything exists and drawn to sell. A delivered project cannot be retouched. If a developer has completed work, visiting it should be easy to arrange; if every answer is a computer-generated image, you are being asked to buy a drawing.

3. Is the Project in a RERA-Regulated Escrow Account?

Off-plan payments in Dubai go into a project escrow account regulated by RERA. Money is released to the developer against verified construction progress rather than on request, which is precisely the protection you are buying. Ask for the escrow account details in writing. There is no good reason to withhold them.

4. Will the Purchase Be Registered on Oqood?

Oqood registers an off-plan purchase with the Dubai Land Department immediately on booking completion, by paying the down payment and signing the SPA, and your ownership documents are accessible online, so your interest is recorded from the start rather than at handover. It is routine. A developer hesitating over it is telling you something.

5. What Is the Specification, in Writing?

"Premium finishes" and "European kitchens" are not specifications. A specification names the manufacturer, the slab-to-slab height, the cooling provider, the number of lifts and the waiting time the building was sized for. If those are not written down before you sign, they are not promises — they are adjectives.

We publish what we can currently answer on each project page, and we leave the rest visibly blank rather than filling it with language. A blank is honest. An adjective is not.

The Uncomfortable Part

Applied to us, these five questions produce one delivered project, five that are not, a specification with real gaps still in it, and no photograph of a completed Mashriq Elite project anywhere in our own marketing. We would rather you learn that here than discover it later.
