Which Dubai Districts Have No Metro Station?

Of the five districts we build in, one has a station. We would rather write that down than let you discover it after you move.

Published 21 August 2026

Of the five Dubai districts where Mashriq Elite builds, exactly one has a metro station inside it: Discovery Gardens, on the Route 2020 branch of the Red Line. Arjan, Jumeirah Village Circle, Dubailand and Dubai Islands do not have one, and none of them has a station under construction that we can point you to.

That is four out of five of our own districts, and it is the kind of fact a brochure leaves out. It changes the daily cost of living somewhere more than almost anything else on a floor plan.

District by District

Discovery Gardens has its own station, with Al Furjan the next stop along and the interchange at Jabal Ali joining the main line. It is a large district, so the walk to a platform depends entirely on which cluster you live in, and feeder buses cover the rest.

Arjan is not on the network. The Red Line runs along Sheikh Zayed Road, and Mall of the Emirates is the station most people here use, reached by car or bus. Jumeirah Village Circle is not on it either; the nearest Red Line stations are out on Sheikh Zayed Road. Dubailand has no metro and none coming to the door — the Blue Line now under construction is planned to serve Dubai Silicon Oasis and Academic City on the eastern side, which will still be a drive from most of the district. Dubai Islands has no station on the islands; the Green Line runs through Deira on the mainland.

What No Station Actually Costs

A car per working adult, and the running cost that comes with it — finance or depreciation, insurance, fuel, Salik, and parking wherever you are going. It also costs you flexibility: a household that can put one adult on a train is a household that can survive one car being off the road.

It shows up in the resale and rental pool too. Tenants who do not drive filter by station, and a project outside that filter competes on other things. That is not fatal — most of Dubai lives this way — but it is a real difference between two projects that look identical in a brochure.

What You Get Instead

Inland districts without stations are where the space is. Larger plots, podium amenities, mid-rise rather than tower, and road access that can be genuinely fast: our JVC plot has direct access to Al Khail Road, and from Al Khail most of working Dubai is inside half an hour. On Dubai Islands the answer is different again — no metro, but a marina, a mall and a beach at five minutes on foot, which is a kind of walkability the metro districts rarely offer.

What to Ask Before You Buy Anywhere

Ask for the name of the nearest station and the honest travel time to it at eight in the morning, not the straight-line distance. Ask whether anything is under construction, and ask for the source rather than the salesperson's confidence. Announced and funded are different words, and a line on a plan is not a station.

Then drive the commute yourself, once on a weekday morning and once at six in the evening. Those are two different numbers and only one of them tends to get printed.
