How Long Does Off-Plan Take in Dubai?
Nobody can guarantee a handover date. Here is what moves one, and the question worth asking instead.

The honest general answer is that Dubai off-plan typically runs somewhere between two and four years from launch to keys, and that the spread inside that range is wide enough to make the average useless.
What Our Record Actually Shows
One project is delivered: Floareá Residence in Arjan, launched in September 2023. Floareá Vista in Discovery Gardens launched in Q2 2024. Floareá Grandé in Arjan launched in Q1 2025. Floareá Skies in JVC launched in Q2 2025, Floareá Oasis in Dubailand in Q3 2025, and Floareá Breeze on Dubai Islands in Q4 2025.
Any developer quoting you a build time should be asked whether it comes from a completed project or a forecast.
What Moves a Handover Quarter
Authority approvals and connections. Contractor and subcontractor availability, which tightens across the whole market at once when several large schemes start together. Material and labour supply. Design changes agreed after work has started, which are the ones a buyer can sometimes see coming. And the plain fact that a project rising on a tight plot in a dense district is slower than the same project on an open one.
A quarter is three months wide for a reason. It is the smallest unit a developer can honestly commit to years ahead of the work, and a developer quoting you a specific day two years out is telling you something about their marketing rather than their programme.
The Question That Matters More Than the Estimate
Nobody can guarantee a date, so stop asking for a guarantee and start asking about the process. What happens when the quarter moves? Are you told in writing, by the developer, at the point the programme changes — or do you find out because handover came and went?
That is testable before you buy. Ask for the completed projects by name, the quarter each was promised for, and the month keys were actually handed over. A developer that tracks it answers in a sentence.
What That Means While You Wait
Between signing and handover you are paying instalments on a project you cannot live in and rent on the one you can. Count those months at your current rent before you commit; it is a meaningful figure, and it belongs in your arithmetic rather than in a footnote.
